Replace a tired garage door —warmer, quieter, safer.
Full-door replacement is one of the highest-ROI exterior upgrades a Washington home can make. We handle the whole job: tear-out, hardware, insulated panels, opener integration, weather seals, and haul-away of the old door.
If your existing door is dented from a vehicle hit, has rusted bottom panels from years of snow contact, is uninsulated and turning your garage into a 25°F freezer in January, or simply looks dated next to a renovated front elevation — replacement is usually the right call. Replacing one or two panels is rarely cost-effective on doors over 12 years old; the panels no longer match the weathered finish, and the underlying springs and hardware are typically due anyway.
Our replacement service is fixed-quote, written-warranty, and designed to take 4–6 hours start to finish on a standard 2-car opening.
When replacement beats repair
A few clear signals: rust progressing past the bottom panel into the second section, a door that's been hit and bent across a horizontal seam, ice-damage delamination on a builder-grade non-insulated door, sections that no longer seal because the panels have warped, or a door from before 1993 (when UL 325 safety sensors became mandatory). In each of these cases a partial repair is throwing money at a door that's near end-of-life — we'll tell you that honestly even though replacement is a bigger ticket.
What 'insulated' actually means in Washington
R-18 polyurethane-foam-injected steel panels make a real difference in attached garages and any garage with living space above. We see 8–15°F warmer garage temperatures in mid-winter compared to single-skin steel, which translates to less heat loss through the shared house wall, less load on the furnace, and a workshop or garage gym that's actually usable in January. R-18 also dramatically improves noise: belt-drive opener cycles drop 5–8 dB at the kitchen above the garage.
Style, color & customization
We carry the full Clopay, CHI, Northwest Door, and Amarr catalogs — traditional raised-panel, modern flush, carriage-house with decorative hardware, and aluminum-and-glass full-view doors for contemporary builds. Color matching to your trim is part of every consultation; we'll bring physical samples to your home and stage them under your actual exterior lighting before you commit.
