Wind load, snow load & permitting in the Spokane region

Eastern Washington and North Idaho aren't a uniform install environment. The City of Spokane, Spokane County, Spokane Valley, Liberty Lake, Cheney, Airway Heights, Post Falls, and Coeur d'Alene each have slightly different requirements for residential garage door installation:

  • Wind load. Cheney, Airway Heights, and the West Plains see sustained gusts above 90 mph during front-passages. We spec doors and bracket reinforcement to DASMA wind-load class W-3 or W-4 in those ZIPs.
  • Snow load on cantilever overhangs. Newer 9th & 10th Avenue South Hill craftsman builds and Mead/Deer Park homes with deep eaves require torsion-spring sizing that accounts for the additional drift load on the door header.
  • Permits. A like-for-like residential door swap inside Spokane city limits does not require a permit. Header modification, opening enlargement, and any work that alters the rough opening does — we pull and close the permit on your behalf.
  • HOA approval. Most Liberty Lake, Kendall Yards, Eagle Ridge, and Coeur d'Alene Place HOAs require pre-approval of color and panel style. We supply the manufacturer spec sheet for your HOA application.
